It is estimated that there are 40,000+ licensed Realtors in the state of Maryland. So naturally most people know a few. And if you don’t know one, you’re sure to have a buddy or an aunt that knows one!
In any profession, there is a wide range of knowledge and success. Real estate is no different. Think about when you need a medical procedure done or even your nails done. You do your research to find the best. Hiring a Realtor to sell your Maryland property should taken just as serious.
I’ve been a Maryland Realtor for almost 20 years now. Through the years people have come to me to let me know their house was listed…so if I have a buyer, let them know. Guys it just doesn’t work like that! I’ve also had people come to me to let me know that they hired another because they really needed the business. Well did you consider why they don’t have the business??
I’ve come up with a list of the TOP FIVE questions you should ask yourself after you hire your Realtor. Most ALL listing agreements have a termination clause. Ask yourself these questions….then maybe you need to think about termination.
TOP 5 REASONS: You hired the wrong Realtor
1. Is your house still on the market?
It’s no secret that the supply is still as an all-time low. And homes are going under contract quickly. So, if your house is sitting, you’re agent should be suggesting some pro-active way to get it under contract. If they aren’t…consider terminating.
2. Do you know your potential net proceeds?
When I meet with Seller clients, one of the first things I do is produce an easy-to-read spreadsheet based on several different sales prices so that they can see the difference in net proceeds. I do this way in advance so that I can be sure we’re on the same page from the beginning. But also, so that while we are in negotiations, they can refer back to this sheet so they can make educated decisions. If you have no clue on your costs and or profits…consider terminating.
3. Do you know the competition?
Your Realtor probably showed you the area activity when you first met, but do you know what the activity is now? My clients always know when new houses come on the market and when another drop in price. It’s important to know so that you remain knowledgeable and can make decisions accordingly. If you don’t know…consider terminating.
4. Was there any stragety?
I have my own theories on what day to go active on the MLS. I have my own process on how to determine my suggested list price. And well if you’re reading this, my marketing is pretty good! The current market is like no other. Even when you go under contract, can your Realtor get it to the settlement table? If you can’t tell me your strategy…consider terminating.
5. Your Realtor has NO resources.
This is my fav! So, you hired your aunt’s friend who’s a Realtor or your buddy that needs the work…but you are still calling the Realtor you didn’t hire for resources.
“Hey what electrician do you use?”
“What’s up, do you have a handyman?”
“How much should I pay for tile & do you have someone to do the work? I’ll pay.”
You guys, we notice these things! Having resources puts us above the others! You hired a Realtor to sell your property. If your Realtor doesn’t have these resources…consider terminating!
So, if you are happy with the Realtor you’ve hired, excellent! But perhaps you don’t realize that you could actually do better. Ask yourself the 5 questions from above.
