Construction is my favorite part of the job but there’s a lot that happens to get custom home renovations to the market for sale.
Finding a property, identifying what will work best for the location and potential buyer, but also making sure budgets and margins work come with knowledge and experience. As a full-time Maryland Realtor who works with successful investors and builders, it is a crucial part of my business. At the end of the day, I can’t be wrong with the advice and ideas that I give! But once all those important details are decided on, the construction part is the most exciting. Most of my investors and builders allow me to aid in the floorplans, colors, finishes, amenities, etc.
I’ve been working with ClearWater Properties (CWP) since 2010! Together we are a good team that combines his construction experience, my market knowledge, and we both have an eye for design.
I helped CWP in the purchase of 8622 Sandy Plains Road on the Dundalk waterfront. This blog will take you thru the process in turning the existing dilapidated home into a brand-new custom 3 level masterpiece! I hope you enjoy the journey as much as I do…
Ready. Set. Go!
Welcome to 8622 Sandy Plains Road! Below you will see what the existing home and lot looked like before demolition. Of course, keeping the home and doing a major renovation was considered but in some cases it’s just more cost beneficial to level the existing home vs. building around the constraints of the current footprint. Since this was on the waterfront, it adds some additional hurdles to the process.

And just like that, construction starts. Just kidding…
The zoning and permitting process can be lengthy, especially on Baltimore County waterfront properties. This was no exception but was successful in getting the green light to move forward. Below you can see photos of the start to the new build.

*Spoiler alert: he did add the 3 slider to the middle of the main level. And it makes a huge difference.
Wow! Are you ready for this?
The progress is unbelievable. 8622 Sandy Plains Rd is starting to really take shape. After many back and forth discussions with the builder the color scheme and vibe have been selected and there’s no turning back now.
Below is the most recent photo gallery and another video tour. The exterior is blue with a contrasting white, 2 level bump-out. The windows are black with white trim, giving the façade great dimension. The bottom surround will be stone. The framing is up. The plumbing, electrical, and HVAC have been roughed in. Cabinets and vanities have been officially ordered. Soon it is time to shop for tiles, flooring, and fixtures!

UPDATE: June 28, 2024
We are at the final stages! The progress of this custom built has flew by! We should be active the first part of July. So if you’re out on your boat for the holiday, be sure to check it out. It’s located right across the deep waters of the Sparrows Point Country Club.
